Booking Terms + Conditions

Madiha Hill is a private resort composed of exclusive villas, thoughtfully designed for couples, honeymooners, and independent travelers seeking peace and tranquility in maximum privacy. Our property fosters serenity, respect for nature, and mindful coexistence with the local environment and other guests.
2. Reservations
Reservations can be made through our website, by email, or via selected booking platforms. A reservation is considered confirmed only upon receipt of the applicable deposit (see Section 8 – Payment Terms).
All special requests, such as dietary requirements, allergies, or arrangements for special occasions, must be communicated to the resort at the time of booking so appropriate arrangements can be made.
3. Room Rates & Occupancy
All room rates are quoted in EUROS, per room, per night, and are inclusive of service charges and prevailing government taxes, but exclusive of meals.
Maximum occupancy per villa type:
• Diviya Lodge and Araliya Cabana: 2 adults
• Kohomba Villa: 4 adults
• Amba Villa: 6 adults
Children under the age of 12 are not permitted on the property, for safety and privacy reasons.
4. Check-In / Check-Out
Check-in: from 15:00 hrs
Check-out: by 11:00 hrs
Early check-in and late check-out may be arranged free of charge, subject to villa availability.
5. House Rules
Smoking is strictly prohibited inside the villas. It is permitted only in designated outdoor areas, such as terraces. Please use the ashtrays provided and respect the surrounding nature.
Pets are not allowed in any of the villas or shared areas.
Parties and events are strictly prohibited, in order to preserve the calm and privacy of all guests.
Drones may only be flown with prior written consent from the management team.
If guests wish to welcome a visitor into their villa, prior approval must be requested from the management. External unregistered visitors are not allowed on the premises.
6. Luggage Storage
Subject to availability, guests may store their luggage at reception. This service is provided entirely at the guest’s own risk, and Madiha Hill accepts no responsibility for loss or damage. Luggage may be stored for a maximum period of 15 days.
7. Guest’s Belongings
Guests are strongly encouraged to lock their villa doors when leaving or during sleep. For added safety, electronic safes are available in each villa.
The management accepts no liability for loss or damage to any personal belongings, whether from the villa, safe, or any part of the property, regardless of cause, including theft or negligence.
8. Payment Terms
A 50% non-refundable deposit is required to secure a reservation.
The remaining balance must be paid at least 15 days prior to arrival.
We accept Visa and Mastercard for all payments.
9. Cancellation Policy
Cancellations made more than 15 days before arrival will incur a charge of 50% of the total room nights booked.
Cancellations made within 15 days of arrival will incur a charge of 100% of the total room nights booked.
No-shows and early departures are subject to full payment.
In the event of force majeure (e.g. natural disasters, official travel restrictions), the management may offer to postpone the stay, subject to availability and at its sole discretion.
10. Damage to Property
Guests are fully responsible for any damage or loss caused to the property by themselves, their visitors, or any individuals under their care. Associated costs will be billed accordingly.
11. Management’s Rights
Guests are expected to maintain a respectful and considerate attitude at all times. The management reserves the right to request any guest to vacate the villa or property immediately, without prior notice and without obligation to provide justification.
In cases of refusal to comply, the management is authorized to remove the guest’s belongings from the villa without liability.
12. Legal Status of Occupancy
Nothing in these terms shall be construed as constituting a tenancy, sub-tenancy, or leasehold right. Guests occupy the premises as licensees only, and Madiha Hill retains full and absolute possession and control over the villas and grounds at all times.
13. Liability
Madiha Hill shall not be held liable for any theft, loss, injury, accident, or damage occurring during the guest’s stay, regardless of the cause or location on the property.
14. Personal Data
Personal data collected during the reservation process is used solely for managing your stay. We do not share guest information with third parties, except when required by law.
